Purpose of Position
The purpose of this position is to direct and manage all aspects of Architecture, Engineering & Design for assigned projects for NetJets real estate portfolio. This includes the architectural design, planning, and management of terminals, hangars, corporate offices, warehouses and ancillary sites supporting NetJets growth plan globally. This position is responsible for both strategic leadership and tactical execution within the defined role and skillset. The position will manage 3rd party (vendor/partner) architecture, design, & engineering service providers. The ideal candidate will have demonstrated architecture experience, however, a license in not required. It delivers creative and technical solutions within the real estate space. This position will report to the Director of Real Estate.

Tasks and Responsibilities
  • Lead NetJets architecture process to develop project scope, evaluate constructability, feasibility, identify value engineering opportunities and perform budget validation through overall design process.
  • Review potential real estate opportunities and provide the appropriate level of architectural design guidance based on NetJets' risk policies and profile.
  • Craft project scope documents for use in contracting for services
  • Manage A&E vendor inclusive of designing (schematic Design, Design Development and Construction Documentation), planning, permitting, budget management, schedule management, construction management, safety, FFE installations and closeout.
  • Direct and monitor vendor's work for compliance with schedule, budget, quality, safety, and overall conformance with the contract documents.
  • Assist with reviewing transactional documents (leases, purchase and sale agreements, letters of intent, project management engagements, general contractor engagements, A&E services agreement, etc.
  • Coordinate all technical components related to projects such as code compliance, envelope detailing, and overall constructability
  • Assist with ensuring the most efficient and cost-effective execution of projects and designs
  • Coordinate with external stakeholders (consultants/ city officials/etc.)
  • Establishing and maintaining strong relationships with business stakeholders and suppliers, with a particular emphasis on managing expectations, driving compromise and consistent, pro-active communication is expected
  • Assist with the development and adherence to project budgets.
  • Develop and implement policies, tools, and standards as a "best in class" design team
  • Codevelop NetJets global real estate architectural design standards for all space types and asset classes
  • Support Construction team in bidding and construction administration services
  • Support Construction team to monitor general contractor's work for compliance with schedule, budget, quality, safety, and overall conformance with the contract documents
  • Perform in-house design of non-structural/ non-seismic interior partitions and openings and non -structural built-in elements
  • Lead selection/specification, planning, procurement, and coordination of: Furniture, Fixtures, and Equipment (FF&E) specifications, bidding, and procurement services.
  • Provide executive level project reporting
  • Additional duties may include such things as event support, purchases and invoicing for department vendors, status and metrics reporting and supplier management.
  • Participating in developing and documenting policies, procedures, and processes as well as the tools needed to support them

  • Licensed architect, licensed space planner/designer or other related credentials a plus
  • Demonstrated experience in managing the Architecture and Design process for commercial structures
  • Requires solid working knowledge base of architecture and/or engineering
  • Ability to develop the strategy and deliver tactical work with the architectural space
  • Experience with Auto Cad, Revit or other architectural software tools recommended
  • Ability to operate independently
  • Ability to adapt to an ever-changing environment, roles, responsibilities, and processes.
  • Ability to manage and prioritize large numbers of projects and tasks
  • Ability to develop working relationships with stakeholders, vendors, suppliers and influence decision making
  • Ability to travel between locations including overnight stays
  • Valid driver's license
  • Ability to pass airport background check (KCMH) for AOA access
  • Strong oral and written communication skills
  • Exceptional organizational, problem-solving, and interpersonal skills
  • Industry specific certifications, licensing, coursework a plus but not required
